  1. What if I own my own lot, can you build on it?

    Whether it is your lot or our lot, we can find the perfect piece of land to fit your living needs in or around one of our current Central Florida communities.

  2. Does SPC Homes have warranty coverage?

    1. SPC Homes will purchase a full warranty for your home that is HUD approved for FHA, VA and USDA loans.
    2. Our warranty includes the following coverage:
      • One-year materials and workmanship coverage
      • Two-year systems coverage
      • 10-year major structural coverage
  3. How long does it take to build a new construction home?

  4. Where does SPC Homes currently build

    SPC Homes is building our custom homes around the Central Florida area including, Moss Park, Wedgefield, Poinciana and Indian Harbour Beach

  5. Will I have to sell my current home before going under contract for a new home?

    This is a case-by-case scenario, but generally yes it’s contingent upon the sale of your current home. One of our team members at our various models will be able to assist you with all of the details. 

  6. Do you clear the lots?

    Yes, depending on the lot size, determines the amount of property to be cleared. See the Standard Features brochure within each of our communities

  7. What are the model hours?

    Our models are generally open from 12 p.m. to 5 p.m. most days, but please see specific model areas per community below:

    1. Wedgefield Community:
      • Friday to Wednesday: 12 p.m. to 5 p.m.
      • Thursday: By Appointment Only
    2. Poinciana Community:
      • Monday and Tuesday: By Appointment Only
      • Wednesday to Sunday: 12:00 p.m. to 5:00 p.m.
    3. Fortebello Community:
      • Thursday to Monday: 12 p.m. to 5 p.m.
      • Tuesday and Wednesday: By Appointment Only
  8. Where are your model homes located?

    SPC Homes currently has three model home locations placed throughout the Central Florida area.

  9. Does SPC Homes have preferred lenders?

    Yes, SPC Homes offers a variety of exciting loan programs designed to help you purchase your new construction home via our preferred lender network. Our lenders are solutions-oriented and driven to provide a product for FHA, VA, USDA and Conventional Loans.

  10. Are all of your home floor plans available to see in person?

    1. If one of our models cannot be viewed in person, we have various interactive floor plan walk-throughs that can be toured in the comfort and ease of your home or on a mobile device.
    2. Feel free to browse our gallery of various interactive floor plans or reach out to one of our team members to see which models are available to view in person.
  11. How do I submit a warranty claim?

    Login to your “My Living Space” portal on our Home Page and it will take you to your private BuilderTREND profile where you can submit a warranty claim.

  12. Where can I find my Homeowner’s Manual?

    Current SPC Homes homebuyers can access their Home Warranty manual and Sale to Close Process manual through their BuilderTREND portal.

  13. What is BuilderTREND?

    1. BuilderTREND is our home building software we use to provide a web-based project management tool to easily communicate and update current homebuyers on the process of their new construction home. This portal is a one-stop shop and notification system where current buyers can download pertinent documents, communicate directly with our team members, steadily see progress on their new home, just to name a few.
    2. Current SPC Homes’ buyers can login to their own private portal via a tab on our Home Page labeled, “My Living Space”.
