A Step-by-Step Guide to Building a Custom Home

So, you’ve done your research, dotted your i’s and crossed your t’s, and decided now is the time to build your dream home. Congratulations! It’s an exciting decision to build a new custom home and we want you to love this experience. The more you understand the new construction process and how you’ll work with the SPC Homes team, will make the journey that much more enjoyable.  

1.Visit Our Model Homes:

Whether it’s from the comfort of your home viewing our interactive virtual tours or in person at one of our community areas in Central Florida.

2. Discover a Lot That Aligns with Your Lifestyle: 

It’s important to find the perfect space for your new custom home. If you have an equestrian hobby, then nothing less than 5 acres would adequately fit your living needs. Do you have an RV or a boat; a corner lot is more ideal.

3. Choose a Floor Plan: 

We have various floor plans that range from 1,800 sq. ft. to 3,500 sq. ft. and one-story ranch style or two-story models. Once a plan has caught your eye, decide if the layout is perfect or needs a tweak or two. Our SPC family is highly trained to listen to your living needs and can help you decide on the ideal layout.

4. Conclude the Building Contract: 

Once all of the options above and the price of your new home are solidified, your contract is ready to go! An initial deposit (a percentage of the total cost of your home) is needed to get the dirt moving on your new lot.

Our construction manager will be your personal contact to update you on the progress of your home. They will oversee every aspect about the build and be available to answer any questions.

5. Identify Your Selections: 

Now that you’ve identified a lot to build on and the ideal floor plan, let’s talk selections and add-ons.A member of our team will walk you through each of your design selections and even those little “extras” that make this house your dream home.

6. Time to Sit Back, Relax and Enjoy the Build: 

Now is the time where you might drive by your lot and realize that building has yet to begin. But don’t worry! Your approved floor plan is busy making its way through a county’s permitting department, which takes an average of 6 to 12 weeks depending on the municipality.

After permit approvals, the construction begins! Enjoy watching it all come together, from foundation to framing to cabinets. Our construction manager will contact you near your closing date to do a final walkthrough for any last-minute touch-ups before you’re handed the keys to your dream home.
